The Thesis

Built with intent, not just to spec.

Most of the market is glass boxes. The Morris is something the Upper Peninsula hasn't had: Class A space with real architectural conviction. Sixteen-foot ceilings and a floor-to-ceiling curtain wall flood every floor with light. A wood-soffit canopy softens the entrance. And at the center, a landscaped courtyard wraps a single live oak — the kind of gesture that gives a building back to the street.

A Carolopolis Award for design.

The Preservation Society of Charleston gives the Carolopolis Award to buildings that strengthen the architectural character of the city. The Morris earned one — rare for new construction, and proof that a modern office can still belong to Charleston.
